You don't cut a pad into Theodore ground, you build it up. The dirt sits low and holds water, so we strip the soft organic topsoil that won't hold weight, haul in select fill, and lift the pad well above the surrounding grade so the slab has dry, firm ground under it. Placed and compacted in lifts, a built-up Theodore pad stays put instead of pumping and settling.
A raised pad only works if the water around it has somewhere to go. We ditch the site and cut the drainage so runoff moves off toward the right outfall instead of ponding against the fill and softening it back up. On flat south-county ground that ditching isn't a finishing touch, it's what keeps the pad dry enough to build on and stay on.
The Theodore Industrial Park and the commercial ground down here put heavy loads on soft, wet dirt, which is about the worst combination there is. We build those pads to carry it: unsuitable soil stripped out, select fill compacted to the engineer's numbers, and the site drainage dug to move water off a big flat footprint. It's the dirt work that keeps an industrial slab from cracking a year in.
Homes and smaller sites get the same low-ground treatment scaled down. We clear the lot, build the pad up out of the water, dig the drainage, and where an old structure's in the way we bring the demolition to clear it first.
